PWA drives forward redevelopment of long vacant brownfield plot

PWA has helped secure planning permission to transform a formerly derelict site near Preston Docks into a new industrial unit for a growing local business, with construction now underway.

Appointed by SNUG Underfloor Heating, a Preston-based company specialising in underfloor heating systems and energy-efficient technologies, PWA prepared the planning statement and provided strategic planning advice to support the application.

The approved development will deliver a modern, two-storey industrial building for warehouse and office use following the demolition of the previous building.

The brownfield site had long stood empty and was repeatedly targeted by vandals. By the time SNUG acquired the land, the building had deteriorated significantly and was ultimately demolished for safety reasons.

The new scheme represents a substantial reinvestment in the area, replacing a long-standing problem site with a modern commercial facility that will support the company’s continued expansion.

“Our role focused on demonstrating how the scheme delivers meaningful sustainability benefits and aligns with local policy objectives. SNUG’s investment reinforces their commitment to the city, and it’s great to see the project moving from planning approval into delivery.”

Sunderland Peacock Architects led the architectural design work, preparing a Design & Access Statement and a suite of 3D visuals illustrating the proposed development’s form, layout and appearance.

With ground now broken and works progressing on site, the project marks a significant step in bringing this underused land back into productive use.
