Pre-Application Advice
For many schemes, it is often expected that pre-application discussions with the Local Planning Authority will be undertaken, prior to the submission of a formal planning application.
We routinely provide pre-application advice to our clients, and make submissions on their behalf, either in writing or at face-to-face meetings.
The process enables us to engage with planning officers at an early stage, allowing for a better understanding of the likely position that will be adopted by the authority and ensuring that the final scheme can be tailored to address or respond to such issues.
It is increasingly common that authorities will expect planning pre-application negotiations to have occurred prior to a formal planning application and this also ensures an agreement can be reached on the nature and extent of supporting information required as part of the final planning submission.
Strong pre-application advice is even more important in cases where you are trying to establish the principle of a certain type of development, or where a planning application is likely to be contentious and meet with local opposition.
