What we did
We were instructed by Stanley Investments to advise on a planning application for a 100 per cent affordable housing scheme by Jigsaw Homes at a site in Wigan.
The proposals would deliver a mix of one-bedroom apartments and two and three-bedroom homes for affordable rent within the administrative area of Wigan Council.
The site is located approximately 0.5km from Wigan town centre on a site which the council felt represented a key gateway to the town. The site was formerly used as a cattle market but which had been in a derelict state for some time.
Our role was to prepare, submit and manage the planning application. The timeframes for this project were tight, and it was essential that a decision on the scheme was issued in a timely fashion in order to secure the necessary funding with Homes England. There were a number of technical issues with the site, most notably with regard to drainage and the need for a retaining wall, which involved careful negotiation with the council’s engineering team.
Following the resolution of the various technical issues on site, we supported the applicants in ensuring the S106 legal agreement was completed as quickly as possible to allow the decision to be issued.
