Planning approval for equestrian lifestyle centre in Cheshire

Planning approval has been granted by Cheshire West and Chester Council for equestrian facilities at Fosshey Stud and Stables in Antrobus, Cheshire.

PWA Planning acted on behalf of Mr and Mrs Tinker of Fosshey Hanoverian Stud and Stables and has secured planning permission for an equestrian lifestyle centre to help support a successful local business.

To enable Fosshey Stables to compete with similar businesses in the local area, and so safeguard its future as an Equestrian Centre, it will be necessary to both improve the level of facilities on offer and the quality of those facilities.

The proposed alterations to Fosshey Stables will benefit local residents by improving and reducing the visual impact of the facilities. The new layout will restrict the spread of build development with large areas of site being returned to paddock.

Key components of the planning approval include:

  • Replacement hay barn and outdoor schooling arena with relocation of horse walker and manure store, including retention and alteration of part of existing south barn to create private stabling
  • A single storey extension to No.2 Fosshey Cottages
  • An extension to the existing barn creating a new indoor schooling arena
  • Proposed barn/tackbuilding

The scheme promotes a rationalisation and enhancement of existing facilities, securing considerable visual improvement of facilities within the main yard – thereby limiting the degree of disaggregation and visual spread.

Even with the modest increase in footprint of new buildings, the overall impact of the proposed development will be neutral (in terms of the impact on the openness of the Green Belt) and more likely will be viewed as having a positive effect on the character and appearance of the rural area, through the improvement to the overall quality of the buildings.

The new indoor equestrian arena will improve the Equestrian Centre’s offer to the equestrian community. It will be an attractive modern facility that will also be physically linked to the existing North Barn via a single storey connection accommodating a small viewing gallery open to the Indoor Arena and a jump storage area.
