Planning permission has been granted for a scheme of 233 new homes by Community Gateway Association in North West Preston.
Working alongside architects Levitt Bernstein and project manager Civic Projects, PWA Planning helped secure planning consent for the project which features a range of housing options from one-bedroom apartments to four-bedroom family homes.
The development will create 175 houses and two apartment buildings with more than half of the new homes being made available for affordable rent or shared ownership. The scheme, which gained outline planning consent in 2018, forms part of the North West Preston masterplan.

Levitt Bernstein’s plans for the site combine two parcels of land into a single masterplan driven by a strong landscape approach, with streets and open spaces creating a broader biodiversity and ecological network.
The masterplan links the new Tabley Lane neighbourhood into the surrounding context of (proposed) green parkland, Metropolitan Park and wider pedestrian/cyclist connections through well considered green routes. The design also structures a series of character areas around key green spaces, with a clear hierarchy of routes and transitions in building form and density.
Gillian Harrison, senior associate at Levitt Bernstein, said: “Both architectural and landscape proposals draw on local inspiration. The houses and apartments reference a vernacular of agricultural and utility buildings, using barn forms and rustic, tactile materials.”
The scheme features generous planting include native trees and shrubs. In addition to focal green spaces, biodiversity links such as a wildflower verge along the spine road, between the carriageway and shared pedestrian and cycle path, and a woodland buffer along the motorway boundary provide significant ecological benefits.
