Plans for a £5m housing development that will revitalise the site of a former mill in Preston have been approved by Preston City Council.
Specialist affordable housing developer Mulbury Homes intends to develop the land off New Hall Lane into 51 modern, energy-efficient homes for Adactus Housing Association who will make the homes available for shared ownership and rent for local families.
Adactus has secured grant funding from the Homes and Communities Agency (HCA) for the development.
Preston-based consultancy PWA Planning steered the application through the planning process on behalf of Mulbury Homes.
Paul Walton, director of PWA Planning, said: “The application raised a number of very challenging planning and technical issues, but with the advice from our technical and design team and the considerable assistance of officers at Preston City Council, we have managed to resolve all outstanding matters, enabling the planning committee to offer their full support for the development. This well-thought out development, with well-designed homes and gardens, will play a key role in the regeneration of the area and will hopefully act as a catalyst for further development.”
Greg Mulligan, a director of Mulbury Homes, said: “These modern properties will provide much-needed new family housing while at the same time helping to regenerate the local area by revitalising a derelict piece of land.”
The new homes will be a mix of two, three and four bedroom semi-detached and terraced properties and will meet the HCA’s Housing Quality Indicators and are built to Secured by Design principles, which focus on community safety and crime prevention.
The vacant land, between New Hall Lane and Ribbleton Lane, is adjacent to the Tetrad textiles and furniture site. The development is part of a masterplan for the wider area which could see further residential housing built in the future.
Work on the development is due to commence in June 2014 with an anticipated completion date of October 2015.
