Plans have been submitted to Newham Borough Council to expand an extra-care apartment building to address the growing need for affordable housing for older residents in the area.
The proposals, submitted by PWA on behalf of Anchor, seek permission for the extension of the current extra-care housing provision at Cardamom Court in Newham, replacing outdated sections that are no longer fit for purpose.
The proposed development will provide 34 new, high-quality units, alongside the replacement of three existing units, increasing the total number of homes on the site to 70.
The new homes have been designed to meet national residential standards and will be available for affordable rent. The scheme will continue to be managed by Anchor, England’s largest not-for-profit provider of housing and care for older people.
Anchor prioritises the redevelopment of existing sites such as Cardamom Court to ensure operational efficiency and long-term sustainability. This approach allows for better integration with existing staffing and services while reducing the need for new land acquisitions.
The design of the scheme has been carefully developed in close collaboration with Anchor to promote independence and wellbeing for future residents while ensuring operational efficiency.
Matthew Wyatt, associate at PWA Planning, said: “The proposed extension of Cardamom Court represents a well-considered response to the demand for affordable, extra-care housing in and around Newham.
“It will not only offer residents new, high-quality accommodation with secure and supported living, but also contribute positively to the council’s efforts to meet the demand for specialist housing.”
PWA Planning recently supported Anchor submit a planning application for Benabo Court, a new retirement scheme in Hackney.
